Why do some houses take years to sell (and how do we avoid it at Ses Moreres)?

In Menorca, it’s not uncommon to find properties that have been on the market for years without selling. They change agency, lower the price again and again, and still can’t find a buyer. Time passes, opportunities cool down, and owners grow frustrated.

At Ses Moreres we’ve been selling some of the island’s most unique properties for 25 years, and we know exactly why this happens. We also know how to turn that story around.

Here we share three real cases that prove the problem isn’t always the house… but how its story is told.

1. No story, no desire

Many properties are sold as if they were just numbers: square metres, bedrooms, built area. But a house with soul is not sold with figures. It’s sold with a story.

🏛️ Real case: On a quiet street in Menorca, there was a modernist house that went unnoticed for years. Every time we walked past, we saw estate agency signs being changed. No one managed to sell it.

Until one day, while reviewing old newspaper clippings, we came across an article about the few modernist gems left in the Balearic Islands… and there was that house. It turned out to be a forgotten work by a direct disciple of Antoni Gaudí, who had worked in the modernist workshops of the early 20th century.

With that discovery, it became clear: the problem wasn’t the house, it was the approach.

We rewrote the narrative, highlighted its unique architectural elements and produced a video that started at the Sagrada Familia in Barcelona and ended in front of that Menorcan gem. It was more than an advert: it was an emotional journey.

🔑 Result: it sold in under three months to a collector of modernist houses who recognised its value straight away. It just needed to be seen through the right eyes.

2. You don’t sell a house, you sell a vision

Some properties don’t sell because no one has been able to imagine what they could become. It’s not interest that’s missing, it’s vision.

🏭 Real case: A large industrial building had been unsold for 12 years. No one could place it on the market. It was too special for conventional use, too complex to promote without context.

Upon deeper research, we discovered it wasn’t just any building: it was a work of art signed by international architect Bernard Vichet, a prominent figure in contemporary European design.

We completely redesigned its presentation: proposed alternative uses, developed a strong architectural concept, and targeted the campaign at an audience able to appreciate its aesthetic and design value.

📍 Result: it sold. And not because the building changed… but because we changed the way it was told.

3. The problem isn’t the price, it’s the strategy

Some properties seem impossible to sell. But not because they’re overpriced. It’s because the right person hasn’t been found, nor has a strategy been designed to reach them.

🏝️ Real case: Colom Island, one of the last private islands in the western Mediterranean, spent years on the market without success. It was a gem, yes, but it didn’t truly connect with anyone.

At Ses Moreres we changed the approach. We repositioned it as what it truly was: a unique property, full of history and potential, an unrepeatable opportunity for someone seeking something extraordinary. We wrote new texts, prepared striking visual materials and launched a highly targeted international campaign.

🔑 Result: we sold it.

In summary:

Some houses remain unsold for years.
But that doesn’t mean they’re overpriced or unwanted.
It means no one has discovered their story, imagined their potential, or told it clearly.

At Ses Moreres we believe that every property has something unique. And when we find it, we tell it with emotion, strategy and total commitment.

Do you have a property that’s hard to sell?
Maybe you need another agency that understands your home.

Tell us your story. We love listening to stories.
